Insurance ~ What are my obligations as a landlord?
You will need to secure specialist landlords insurance for your investment property and the type of cover is very important. Ideally the cover should not be restrictive on the different tenant types and also have high liability cover – we recommend that you speak to Insurance-Desk Services, an independent insurance brokerage who have their own landlords scheme with £10m employers liability and £5m landlords liability.
Refurbishment ~ Who will do any works on the properties I purchase?
There are many property companies that outsource their refurbishment works to external builders, which often leads to the cost of works being higher than expected. Some companies like Its-Property Services employ their own tradesman. The main advantages are complete control of the standard of works and ensuring the correct buildings insurances are in place to safeguard your investment whilst any works are being carried out.
